Hunting for investment properties is no easy task. Not only do you need to have a team built for success, but you also need to understand the type of property you are looking for- and the type of property you are not looking for.
Today, we discuss a few features of a property that you may want to take caution on if you are considering a purchase. Some of those items may include:
Big, old trees
Though beautiful, the large oaks shading the lot are a potential for more future maintenance. They are more likely to have limbs that need trimming, leaves that fall into the gutter, etc...
A yard with LOTS of trees
Same as the above mentioned - more potential for tree limb damage, debris to clean up, and roots that chase the sewage pipes and foundation.
A High Maintenance Landscaping
Your tenants likely will not want to pour their blood, sweat and tears into bushes that need pruning, flowers that need watering, or any vegetation that requires a lot of attention. The less tenants need to do, the less of a headache for you.
Pool/Hot Tub/Spa
Ask anyone who has ever owned one of these fun additions. While it may be worth their time, rarely is anyone excited to deal with chemicals, cleaning, pump repairs, etc...
Highline Wires / Poles
Not the most attractive lawn ornament.
